Tennessee has no shortage of towns and communities with the word “Springs” in their name. What’s interesting, though, is that finding operational natural springs in Tennessee is hard to come by in the 21st century.
Are there natural springs in Tennessee today? Yes, but only one location still offers mineral waters for public consumption.
Located in Macon County, Red Boiling Springs, TN, was initially named Salt Lick Creek because of a nearby salt lick. A one-and-a-half hour’s drive northeast of Nashville, it is the only location in the state to soak in mineral waters that spring naturally from the area.
A farmer first noticed red-colored sulfur water coming from the springs on his property in the 1830s. But it wasn’t until 1876 that widespread interest grew in the springs. This was the beginning of hotel resort construction around the springs.
As transportation options expanded, more visitors stayed at the “mineral resorts” through the late nineteenth and early twentieth centuries. Red Boiling Springs saw its peak from the 1920s into the mid-1930s.
Visitors to Red Boiling Springs would “take the waters” for their assumed medicinal benefits. This included drinking the water, as well as bathing in and inhaling steam from them. The water’s predominant mineral was sulfur (with its noticeable odor and taste of rotten eggs). Proponents of the mineral waters claimed they cured a wide variety of illnesses and conditions, including diabetes, rheumatism, and gonorrhea.
First built in 1924 as Count’s Hotel, Armour’s Hotel & Spa in Red Boiling Springs, TN, offers guests mineral baths in a house behind the main building. Listed on the National Register of Historic Places, it is the only operational mineral bath spa in Tennessee today.
Red Boiling Springs is not the only town in Tennessee that built mineral resorts around the springs in their communities.
Tennessee’s history is filled with towns that remain “Springs” in name only today. The majority of the natural springs dried up, or they were filled in or covered over in favor of modern advancement.
However, some of the springs (and the communities that bear their names) with the most interesting and noted backgrounds include:
Established in the mid-1830s by the John Primm family, Primm Springs was first known as White Sulphur Springs.
Daniel Estes and his family built three hotels and grew the resort to 30 different structures during the 1860s. Estes himself claimed the waters healed him. His property featured five mineral springs of black and white sulfur, lime (freestone), calomel, and arsenic.
One interesting phenomenon that even Tennessee’s entomologists could not explain was the absence of mosquitoes and flies in the Primm Springs area. (Perhaps the natural springs acted as an insect repellant?)
The Hickman County watering spa flourished well into the 1920s, providing hospitality and entertainment for as many as 500 guests at a time. The resort ultimately failed because the Estes family refused to install electricity (and thus removed several old trees in the area).
Another renowned hotel and resort is Tate Springs in Bean Station, TN, which is in Grainger County.
Tate Springs shipped its “Tate Epsom Water” all over the world, as it supposedly cured stomach, kidney, and liver ailments.
The Tate Springs Hotel, the first structure erected on the acreage surrounding Tate Springs, became a world-class destination. The Fords, Rockefellers, Firestones, and Studebakers were some of the famous and wealthy who visited there in the early 1900s.
Today, the Tate Springs Springhouse gives a nod to the original mineral spring upon which the resort was founded. It is a two-story Victorian gazebo and is listed on the National Register of Historic Places.
McMinnville, TN, entrepreneur Clay Faulkner claimed healing from his kidney and bladder problems by the mineral water that sprung from his property in 1897. Shortly thereafter, Faulkner built the Faulkner Springs Hotel and Resort. In 1906, he began shipping the mineral water by rail for $4.00 a barrel (in today’s dollars, that equals approximately $136 a barrel).
In addition to these three properties, dozens of other natural springs in Tennessee have similar histories and sad demises. Here are a few more to add to the list — natural springs that were once prominent watering holes, thriving resorts, and travel destinations in Tennessee:
Sources of water were always a sensible place for people to gather and establish community. Natural springs in Tennessee were no exception. They provided clean water for drinking, cooking, and bathing. When many touted the waters’ healing properties, it’s not surprising people flocked to these locations to get in on the latest fix for their ailments, too.
For Tennessee, these natural springs provided something else: the birth of the tourism and hospitality industries. These mineral water resorts were the precursors to today’s $24 billion tourism industry in the state, which is also the state’s third largest employer.

PRIMM SPRINGS, Tenn. (WTVF) — A group of Hickman County residents are fighting against a proposed sewer treatment plant, but others believe parts of Middle Tennessee need to expand infrastructure to accommodate growth.
In the 1800s, Cecile Allen said her family put down roots by Lick Creek in Hickman County.
"It’s wonderful," Allen said.
She first told NewsChannel5 about the proposal in January.
She's still upset that the Water Authority of Dickson County wants to build a wastewater treatment plant that would serve multiple counties.
"I’m just horrified," Allen said.
She fears it could hurt the environment due to discharge.
"I’m concerned that the wells and springs will be contaminated," Allen said.
She's part of the "Save Lick Creek" group. They have signs everywhere, and more than 2,000 members on Facebook. And now, some wealthy landowners are pumping money into the effort to stop the treatment plant from coming to town.
Water Authority of Dickson County Executive Director Michael Adams declined our on-camera interview request. They sent a statement:
"The subject Hickman County area is located at the southernmost end of the Water Authority’s service area. Under the current operating system, sewage from East Hickman County is pumped north through a pipeline under Interstate 40 and through the city of Dickson to the Jones Creek Wastewater Treatment Plant. Pumping wastewater over long distances to serve expanded demand is not cost-effective, efficient or sustainable. Wastewater treatment located in the area served by the facility is generally more cost-effective and that is what will be required to provide additional needed sewer service in Hickman County."
It's possible that sewer infrastructure could pave the way for development.
"I see both sides of the fence in all reality," newly elected Hickman County Mayor Jim Bates said.
He said development is controversial in their community.
"I think there’s opportunity everywhere, but I think we need to sit down as a whole and discuss," Bates said.
The wastewater treatment plant would need to be approved by the state. We reached out to TDEC for an update on that. No public hearings have been scheduled.

KINGSTON SPRINGS, Tenn. (WSMV) - Taking cautious steps forward with the help of a walker, Vicky Primm is making small strides in accepting what she calls her “new norm.”
“I’m not going to be like I used to be,” Primm said. “I’m not the same Vicky Primm anymore.”
As a tornado spiraled toward Bell Town in Kingston Springs in December 2021, Primm sought shelter from her mobile home.
In the past, she would walk across the street to her sister’s home. But this time she said she had fallen asleep and woke up to the tornado warnings.
She grabbed her keys and opened the door right as the tornado came through.
“The wind was just so, so powerful. I just felt like my face was just peeling back, it was just so strong,” Primm said.

She held on to the concrete stairs to keep from blowing away. But the trailer lifted and landed on her.
She continued, “When I realized I was on the ground, that’s when I said ‘Oh my god, I am pinned up under this trailer.’”
Primm said she could feel the pressure of being crushed but held on to her faith, and realized she could reach her phone in her pocket to call for help.
“I was hollering for help, ‘can somebody help me’ but I was thinking about other people in the community, they needed help too.”
WSMV4 was the only station to capture Primm’s rescue. Photojournalist Thomas Davis had followed the tornado overnight from Dickson into Kingston Springs and was one of the first people on the scene.
First responders lifted the trailer off Primm, saving her life.
“I was waiting for the bright light at the end of the tunnel as they say that you see loved ones when you think you dying, passing away. But I was so glad to see those rescue lights. Phew. I was like ‘oh I’ve been rescued, they know I’m here. Help hath came.’”

Primm was the only reported injured person in Kingston Springs when the EF-2 tornado came through.
From that December night until November 2022, Primm remained hospitalized, being seen at three different facilities.
“I had like crushed pelvis, lower back injuries, foot drop, and so many skin graphs over and over,” said Primm.
She said she underwent at least 25 surgeries in that 11 month span. “That’s the grace of God that I’m not paralyzed.”
Not only was the tornado a terrifying experience, but going into the operating room so many times can be frightening.
“When you lay up for about a year and you’re just looking up, you don’t know the outcome.”
As Primm still finds her footing, she said its a blessing to still be in the land of the living. “I found that my faith was tested, I’m just you know stronger,” she said.
Her message to others is show love, count your blessings, and pay attention to the forecast with a plan.
“If this experience taught me anything it’s always be prepared.”
People in the community may know Vicky Primm best for her 30 years of work at Saint Thomas Hospital as an endoscopy technician or as a minister at Missionary Baptist Church.

It is located near Primm Springs, roughly an hour drive south of Nashville, and luckily for her fans, Miranda has shared several sneak peeks inside on Instagram.

The home is the epitome of country chic and comes with two impeccably decorated guest cabins, a boathouse, a horse barn, a lake, 75 acres of manicured land and wooded hills, and a six-bay equipment garage with a caretaker apartment located on the top level.
The 3,544 square foot main house features a cozy front porch that overlooks the serene surroundings – which Miranda has said is her favorite place to write her hit songs.

Miranda's home features a spacious kitchen
Inside is decorated with a variety of wood finishes and there is an open plan living room with high, wood-beam ceilings, a cozy fireplace, a leather sofa, and floor-to-ceiling windows that let in plenty of natural light.
The large kitchen features a double turquoise stove, white tiled walls, a breakfast bar, and a colorful array of pots and pans, with stacked shelves for plenty of storage.
Miranda has plenty of room for all of her animals
One of the best features of Miranda's home though is the outdoor space which is abundant with picnic tables, a large fire pit, and a footbridge that leads over to a guest cabin – one of which has a clawfoot tub!
The lake on the property is filled with fish and has its own dock which Miranda uses to stock canoes and kayaks.
Miranda and Brendan married on their farm in 2019
The home holds special meaning for Miranda and Brendan as it is where they married in January 2019. "I was married before, and it was a huge wedding, and everything was very public. So was my divorce," she previously said of her decision for an intimate wedding.
"I learned then that it's not for everybody else. This is my actual life. With Brendan, I made it a point to keep it as private as I could for as long as I could."
